A retail center with changing tenants needs a different conversation from an owner-occupied office or a warehouse leased to one business. We start with what you own, how each building is occupied and what has changed since the last policy was written.

If you own several locations, it helps to put the building schedule and policies side by side before deciding whether to keep coverage together or compare separate placements. We also want to understand which entities own the properties and how they are managed, so the submission reflects the way you hold and operate the portfolio.

When the renewal arrives

Understand what is driving the number

If the renewal premium has increased, send us the proposal along with your current policy. We can review building values, deductibles, occupancy and the coverage offered, then compare available alternatives. The aim is to identify a better fit without overlooking changes in what you would pay out of pocket after a loss.

Rental income, vacancy provisions and responsibility for tenant improvements are useful discussion points. A roof replacement, a new tenant or a change in how a building is used should be part of the submission, not something discovered after the quotes arrive.

Preparing your review

One organized property schedule saves time

Gather the addresses, building values, square footage, construction details, roof information and tenant uses for each location. Include your current policies, renewal proposal if available and recent loss information.

If a property manager maintains those records, we can work from the same information they use. We will also ask about lender requirements and any upcoming purchases, sales or renovations that could affect the review.
